How can I submit a rental application?
All applications are submitted through our online portal. You must be at least 18 years old to apply.
How can I visit a property?
Call the number on the listing directly or click here to contact us through the contact page. After receiving a request, we'll quickly arrange a property viewing. Our goal is to make sure you find your dream home.
Is it possible to apply for a property that I haven't viewed?
No, you need to send an application for a viewed property. Otherwise, we will deny your application while retaining the application fee. We understand that you may not have time to view the property. In this case, you could arrange for a friend or family member to view the property on your behalf.
It's important to see the property instead of only looking at the photos. The photos serve as an approximate representation. Applicants should check whether the property matches their expectations and needs.
Do I have to sign a lease?
Yes, you must sign a lease. All our properties require a minimum of a 12-month lease. The lease will state the responsibilities of both sides covering the whole tenancy period.
What is your security deposit policy?
The security deposit is equal to one month’s rent. Once we collect it, we will take the property off the market.
How do the rent payments work?
Rent is due on the first day of each month. All payments are made online through a tenant portal.
When do you increase the rent?
Rent increases may occur at the end of a lease term. We will run a comparative market analysis and review the findings with the owner to determine whether there will be a rent increase.
What happens if I can't pay the rent on time?
Immediately call us to let us know. Failing to contact us could lead to an eviction.
Am I allowed to have a roommate?
Yes, but every roommate must be approved. Notify us to request an email link for them to apply and pay the application fee. Once we screen them, we will determine if they qualify. Skipping any of these steps violates the lease and could lead to termination.
What's the pet policy?
The pet policy depends on the terms in each specific lease agreement. If you already have a pet and you want to add another one, please call our office first. We will process every request separately depending on the lease terms.
Can I change the locks?
No, you would violate the lease agreement terms.
Can managers and staff enter my home when I'm not there?
If there's a need to enter the property, we'll notify you beforehand. There are many possible reasons for needing entrance into the property. For example, landlords may enter the home for emergency repairs. Also, they might allow insurance agents or inspectors to enter the property. However, for regular maintenance we will have the person responsible for the repair contact you directly to schedule a time when you can be home.
Do I need renters’ insurance?
Yes, all the tenants need to have renters’ insurance. We must receive proof of insurance before picking up keys.
