The following constitute grounds upon which Legacy Realty & Management and the Landlord will be basing the decision to lease the property to applicants. If an application is denied based upon information obtained from an applicant’s credit report, the applicant will be notified.
Criminal History
Legacy Realty & Management will perform a criminal history check to verify the information provided on the Lease Application. Landlord’s decision to lease the property to the applicant may be influenced by information contained in the report.
Previous Rental History
Legacy Realty & Management will verify previous rental history using the information provided on the Lease Application. Failure to provide the requested information, provision of inaccurate information, or information learned upon contacting previous landlords may influence Landlord’s decision to lease the
property to the applicant. Evictions, broken leases, unpaid balances, or property damage will result in denial.
Income Verification
Legacy Realty & Management will ask the applicant to verify income as stated on the Lease Application. Gross monthly income of 3 times the rent is required, and applicants must demonstrate income with documentation such as pay stubs, bank statements, or tax returns. Applicants must be at their current job for 90 days or have a minimum of 2 years of continuous history within the exact same field/industry if they recently changed employers.
Credit History
Legacy Realty & Management will obtain a Credit Reporting Agency report in order to verify credit history. In addition to a minimum credit score of 600, landlord’s decision to lease the property to the applicant may be based upon information obtained from the report such as late payments, bankruptcies, debt collections, or money owed to current or previous landlords. Applicants with a credit score that does not meet the minimum requirement or those that do not have any credit history may be considered with a co-signer or additional deposit. If your application is denied based upon information obtained from your credit report, you will be notified.
Failure to Provide Complete and Accurate Information in Application
Failure to provide complete and accurate information in the application or provision of information that is unverifiable will be considered by Legacy Realty & Management and the Landlord when making the decision to lease the property to the applicant.
